A better solution…
In July 2019 Ballymore requested a meeting with Parking Control Management (UK) Ltd (PCM), looking for a replacement for their incumbent parking management service provider at Embassy Gardens.
Embassy Gardens is a prestigious development in the Nine Elms regeneration zone in London. Our client Approached PCM and asked us to provide a modern & innovative solution that would solve current parking issues on site whilst delivering a strict but fair service.
The development has strict space usage specification, and the incumbent agency were unable to deliver a solution that was acceptable to both the developer/operator and the residents.

Our Approach
Resident solution
Embassy Gardens has installed below ground parking, managed via their valet parking team. A solution was needed that allowed residents to be issued with serial numbered and registration sensitive permits that were transferrable between vehicles for the number of parking rights the resident had.
PCM wrote to all residents clearly explaining the policy and procedure for obtaining their permit for their parking allocation and on application the resident shortly received their parking permit for their vehicle/s.
Their parking permit allows for a one-hour grace in the designated above ground areas for the resident to either be able to drop their vehicle with the valet to be parked or to order their vehicle to be delivered from the garage by valet when requested. This allows the above ground areas to be kept clear and vehicle free.
Regular enforcement
Regular patrols to enforce the agreed terms and conditions of parking were immediately instituted, which quickly reined-in all accumulated bad habits.
Exemptions
The Management office can authorise exemptions to vehicles at their discretion via our proprietary Business Virtual Permit (VBP) app, enabling them to retain control to ensure there is no abuse of this system.
For commercial vehicles, the development has a strict max “loading time” limit of 30 minutes in place for all vehicles. Should further time be required, the management office staff are able to issue set max time period permits to delivery and contractor vehicles through the VBP app. This can happen either on the spot via a smartphone or from the management office on a conveniently located, PCM supplied, console and ipad.
Moving forwards
In addition to 24/7 enforcement, our account managers, working with the site management team, continue to manage all resident permit requirements, delivering a fast and efficient turnaround for all resident permit enquiries and changes.
