Site Transition

A dedicated site manager will oversee the set-up of every individual car park and work alongside you to build the most suitable parking scheme.

Once a bespoke plan has been agreed, a full site information pack is compiled and a map drafted for our trade association approval.

As standard the following must be completed for the audit process:

  • Site information plan, including all restrictions
  • Signage position map
  • Signed authority for PCM to provide services
  • IPC compliance data form
  • Copies of all signage.

Embassy Gardens – Case Study

November 25, 2021|Categories: Case Study, Developer|Tags: |Comments Off on Embassy Gardens – Case Study

Embassy Gardens is a prestigious development in the Nine Elms regeneration zone in London. Our client Approached PCM and asked us to provide a modern & innovative solution that would solve current parking issues on site whilst delivering a strict but fair service.

What our clients say

Lauren oversees Eastman Village which will be 2000 units when completed over a 60-acre land. With this said, parking becomes an essential service which when not managed well, could affect the stakeholders’ expectations and requirements. As with many new estates, there were several teething issues as construction is being phased off and with residents literally moving in every quarter. Most of the challenges we were facing was how to manage the visitors and loading bays. There was also the challenge of making sure new residents moving in have their permit available to avoid getting a parking fine even as they were allocated parking. On top of this was also the fact that there were several instances of parking abuses as residents were unsatisfied with others using their bay and there were not readily help as with all private lands. These issues led to a lot of frustration and bad experience as most residents couldn’t get informed responses on most of these issues. It was at the back of these issues we appointed PCM UK to help the issues with Lauren leading the accounts manager.

Lauren has always managed to plan ahead to educate both new and current residents on the parking controls. She made sure the PCM team had installed enough signage before the new parking areas were completed. This she did alongside getting residents to receive their permits through the post weeks ahead before implementing the parking controls. When the developer had some challenges of having to complete some parking spaces to residents unplanned, Lauren boldly accepted and stepped in with some excellent direction. She went ahead to propose getting short term permits for the developer team to issues on need to use basis to enable them manage the areas which also saved residents from the hassles of picking permits each time they needed to use the areas.

Since then, we have since experienced less interruptions with the parking.

On the parking abuse side, residents are also involved in the process now. Residents are now allowed to register with PCM to issue on the spot parking fines to anyone who may be abusing their allocated parking space. Most residents have commented they feel looked after with such arrangements. Most of the issues regarding ticketing are also dealt with quickly making sure there are no longer reviews to challenges

Again, the feedback to customer queries have been spot on. So far, feedback has been that thundering as you can get some responses in minutes at times. Subsequently, several residents have feedback that they are very happy to be working with PCM.

In all fairness, I can attest that Lauren has led the PCM team to outperform their core duties and have consistently gone above and beyond their service level agreements. I am therefore happy to recommend them based on the above account.

Many thanks and best regards

Ray Gyimah, Development Manager. First Port
